Families trading up to their dream homes will find wooded lots, a quiet cul-de-sac and convenience - without the sticker shock - at the newest Island Estate Homes development in Port Jefferson Station.

The Melville-based company is building 10 single-family homes on Bicycle Path, next door to Comsewogue High School, called Sweet Woods by Island Estates. With construction starting this month, the homes will be built as they are sold - with prices ranging from $599,900 to $659,900, said Lennard Axinn, a partner in the development firm.

"The three-quarter -acre lots will be heavily wooded, offering a lot of privacy, and home buyers will be able to customize the interiors of their homes. They can have the look and feel they want for a price that is about $150,000 less than it would have been 18 months ago in this market," Axinn said.

Sweet Woods also offers easy access to Routes 112 and 347 - which are about one mile away and offer numerous strip centers for shopping, Axinn said. The development is 2 miles from the shopping, restaurants, harbor and ferry of Port Jefferson.

The houses have a contemporary look inside, with traditional siding and stone on the outside, Axinn said. Buyers have four models to choose from, ranging from 2,800 square feet to more than 3.500. The residences have either four or five bedrooms, 2 1/2 to 3 1/2 bathrooms, a family room, an eat-in kitchen, a formal living room and dining room, a butler's pantry, a spare room that can be a guest room or home office, hardwood floors on the main level and carpeting on the second floor. They also feature two-car garages. The houses have two-story high ceilings either in the entryway or in the living room.

With dead-end streets, homeowners will have an added amount of privacy and quiet, Axinn noted.

"This is the kind of home and neighborhood that is for families looking to trade up from their first house to a home they can stay in for a long time, " Axinn said.

Taxes are estimated at $14,000, and there is no homeowners' association.
